Role: Early-stage visioning, program strategy, and development positioning.
The defining moves in a project happen long before formal design begins — when the opportunity is still being framed, partners are still aligning, and the core idea is not yet fully resolved.
Teams often move from ambition to execution before positioning, program, and commercial logic are settled. Decisions get locked in. The original idea gets diluted. What should have been a clear foundation becomes something to work around.
We work upstream of traditional design — helping define the opportunity early so the consultants, investors, operators, and design teams that follow can move with clarity and purpose.
Our work is focused on the stage before formal design is fully underway — when a project still needs its core idea, positioning, narrative, and planning logic clearly defined.
Every engagement is led directly by an experienced principal. You are not handed off to a junior team or pushed into a generic process. We come in as a partner — not a vendor — thinking alongside you before we draw a single line.
We assemble the right collaborators around the specific opportunity — drawing from a trusted network of independent practitioners, strategists, designers, and specialists when their expertise adds value.
We apply rigorous analytical tools and advanced research methods with experienced oversight — moving faster, stress-testing ideas earlier, and delivering more precise outputs at every stage of the process.
We are not a substitute for the architect of record. We work upstream — helping define the opportunity so design teams can move forward with greater clarity and purpose.
In delivering our professional services, we utilize advanced digital tools — including AI-driven analysis and modeling — to enhance efficiency and creative exploration. All final deliverables remain under the direct oversight and expertise of our senior design professionals.
From ambitious developers and global operators to independent landowners and lifestyle brands — we work with those who understand that the earliest phase of a project is its most consequential.
Our team has contributed to hospitality, resort, mixed-use, and residential developments across North America, Europe, the Middle East, Asia, and the Caribbean.
Our work spans luxury resorts, branded residential communities, destination master plans, and urban mixed-use environments — projects defined by their ability to shape not just buildings, but the experience of place.
Luxury hotels, destination resorts, and branded hospitality concepts.
Integrated residential and hospitality living environments.
Urban destinations combining hospitality, residential, retail, and culture.
Master planning and early-stage concept development for emerging destinations.
Sites, assets, or emerging opportunities where early-stage strategy, positioning, and vision can materially shape value.
These examples are presented at a high level, but each reflects the type of value we bring: defining the concept, clarifying the opportunity, aligning stakeholders, and creating a stronger foundation for what comes next.
These engagements were led while serving as Managing Principal at 10 Design. All work and intellectual property is owned by 10 Design / EGIS Group.

Each engagement begins with a short introductory conversation to understand your project’s current stage and where focused early-stage thinking would add the most value.
Start a ConversationThe right thinking at the front end is the highest-leverage investment a project can make.
If you have a site, an idea, or a project that needs to get clearer before it moves forward — that is exactly the moment to bring us in.

We listen first. We understand deeply. Then we act with clarity.
Every great project begins with the right question — and a partner willing to ask it.

Most projects don’t fail in design — they fail in definition.
Vision Collective Studios was founded to bring senior design judgment to the earliest and most consequential stage of a project.
Built from a career spanning large-firm leadership and entrepreneurial design work, VCS combines strategic rigor with the agility of a smaller, relationship-driven studio. It is a platform for shaping stronger projects, supporting trusted collaborators, and turning early vision into viable direction.
Bruce works as a practitioner within the collective — directly shaping vision, narrative, and strategy alongside collaborators selected specifically for each assignment.
Vision Collective Studios is built as a curated working model, not a conventional staffing structure. Each engagement is led by a principal and supported by independent senior practitioners selected for relevance, judgment, and fit.
That means clients gain direct access to experienced collaborators without paying for unnecessary layers, fixed overhead, or generalized teams. The structure stays precise to the opportunity.

Bruce brings his own architectural and strategic practice to VCS engagements — contributing directly to early-stage vision, program, and narrative work. He convenes the collective around each opportunity, defining the brief and drawing in collaborators whose depth of experience fits the assignment. His participation is hands-on throughout, not supervisory.

Mark is an independent architect and design leader whose practice spans hospitality, mixed-use, and master planning across multiple geographies. He brings that practice to VCS engagements directly — contributing as a peer practitioner on assignments where that depth of experience is most relevant, on his own terms and under his own authorship.
Founded on the belief that great projects are shaped early, Vision Collective Studios brings senior judgment, entrepreneurial focus, and collaborative design intelligence to the moment when vision, feasibility, and opportunity first come together.
Our vision is to transform early ambition into viable strategy — helping clients and collaborators shape projects with clarity, purpose, and lasting value.
Senior architects, strategists, and creative specialists — we are building a collective around independent practice and meaningful early-stage work.

We are most useful at the front end of an opportunity — when a site, idea, or development concept needs the vision that inspires and the strategic clarity that makes it executable.
We work with clients who understand that the earliest phase of a project is its most consequential — and who want a partner, not just a consultant, at that stage.
Typical engagements begin with an introductory call followed by a focused scope around vision, positioning, narrative, and early planning direction.
