Vision and viability.
From the first decision.

Vision Collective Studios is not a traditional architecture firm. We are a senior-led design strategy and development advisory practice — a trusted co-thinker for developers, landowners, and operators who need both the vision that inspires and the strategic clarity that makes it buildable. We work at the front end, where the most consequential decisions are made.

The earliest decisions
carry the greatest
consequences.

Vision Collective Studios is not a traditional architecture firm. We are a strategic accelerator — a co-thinker who draws a clear line between vision and viability, and helps clients move from ambiguity to execution with far greater confidence.

The defining moves in a project usually happen long before formal design begins — when the opportunity is still being framed, partners are still aligning, and the core idea is not yet fully resolved.

At that stage, teams often move too quickly from ambition to execution. Program, positioning, experience, and commercial logic are still evolving, yet decisions start getting locked in.

The result is familiar: diluted concepts, misalignment between stakeholders, inefficient design starts, and projects that lose momentum before they gain traction.

We come in as a trusted partner — not a vendor — to shape the project vision early, surface unseen opportunities, and establish a clear foundation that the consultants, investors, operators, and design teams that follow can actually build upon.

We hold both ends of the equation — the vision that inspires, and the clarity that makes it buildable.

Our work is focused on the stage before formal design is fully underway — when a project still needs its core idea, positioning, narrative, and planning logic clearly defined. We don’t make you choose between creativity and strategic follow-through. We deliver both.

  • 01Vision narrative and project positioning
  • 02Concept definition and differentiation strategy
  • 03Program framing and experience planning
  • 04Opportunity & market discovery — identifying value created by changing regulations, market dynamics, and land use potential
  • 05Site-based planning and opportunity mapping
  • 06Stakeholder alignment across owner, operator, brand, and team
  • 07Investor, partner, and presentation materials
  • 08Early creative direction that prepares the next design phase

Senior-led.
Focused.
Accountable.

Every engagement is led directly by an experienced principal. You are not handed off to a junior team or pushed into a generic process. We come in as a partner — not a vendor — thinking alongside you before we draw a single line.

We assemble the right collaborators around the specific opportunity — drawing from a trusted network of independent practitioners, strategists, designers, and specialists when their expertise adds value.

We combine senior judgment with today’s most powerful tools — including AI-assisted workflows and generative strategy platforms — to move faster, stress-test ideas earlier, and deliver more precise outputs at every stage.

  • One accountable lead from first conversation through delivery
  • Senior-level judgment at the stage when it matters most
  • AI-enabled workflows that accelerate concept development and scenario testing
  • Specialized input without bloated teams or diluted responsibility
  • Clear outputs that help clients brief investors, operators, and design partners

We are not a substitute for the architect of record. We work upstream — helping define the opportunity so design teams can move forward with greater clarity and purpose.

Global experience shaping
exceptional places.

Our team has contributed to hospitality, resort, mixed-use, and residential developments across North America, Europe, the Middle East, Asia, and the Caribbean.

Our work spans luxury resorts, branded residential communities, destination master plans, and urban mixed-use environments — projects defined by their ability to shape not just buildings, but the experience of place.

Hospitality

Luxury hotels, destination resorts, and branded hospitality concepts.

Branded Residential

Integrated residential and hospitality living environments.

Mixed-Use

Urban destinations combining hospitality, residential, retail, and culture.

Destination Planning

Master planning and early-stage concept development for emerging destinations.

Representative early-stage engagements that helped move projects from possibility to position.

These examples are presented at a high level, but each reflects the type of value we bring: defining the concept, clarifying the opportunity, aligning stakeholders, and creating a stronger foundation for what comes next.

These engagements were led while serving as Managing Principal at 10 Design. All work and intellectual property is owned by 10 Design / EGIS Group.

Desert Destination

Challenge

Create a resort community that stands apart from conventional desert developments, which often prioritize privacy and low density at the expense of experience, identity, and guest engagement.

Approach

The concept repositions the resort around connection and immersion. Drawing from Japanese and Southeast Asian hospitality models, the plan integrates villas, water, landscape, and shared amenities into a cohesive environment organized around walkability, social interaction, and a slower pace of living.

Impact

A differentiated resort model that strengthens market positioning, increases on-site engagement, and creates a more compelling long-term product in a competitive desert hospitality landscape.

Role: Early-stage visioning, program strategy, and development positioning.

Lakefront Mountain Village

Challenge

Redevelop a prominent lakefront property within a highly constrained setting shaped by environmental sensitivity, entitlement complexity, and strong community visibility.

Approach

The concept reframed the site as a walkable mixed-use destination that balances hospitality, residential, and retail uses while strengthening its relationship to the waterfront and surrounding town. Environmental responsibility, public narrative, and development viability were considered together from the outset to create a clearer and more defensible path forward.

Impact

A stronger place-making and approval strategy for a difficult site — one that supports long-term economic value, responds to community and environmental expectations, and positions the project more clearly for advancement.

Role: Early-stage visioning, program strategy, and development positioning.

Coastal Resort Site

Challenge

Create a coastal hospitality concept that captures the value of its setting without relying on generic resort language or placeless luxury.

Approach

The concept is grounded in the physical character of the site, with planning shaped by shoreline conditions, topography, views, climate, and the rhythms of outdoor living. Landscape, circulation, and amenity planning were used together to build a destination experience that feels refined, immersive, and specific to its setting.

Impact

A more authentic coastal destination with stronger emotional resonance, clearer market differentiation, and a premium hospitality identity rooted in place rather than style alone.

Role: Early-stage visioning, program strategy, and development positioning.

Wine Country Resort

Challenge

Introduce a luxury resort program within a legacy vineyard setting shaped by public scrutiny, entitlement sensitivity, and the need to create both private value and public benefit.

Approach

The concept positioned the project as an integrated hospitality experience rooted in the culture, landscape, and working character of the estate rather than as a standalone hotel. Resort planning, guest experience, and site identity were aligned to support a more distinctive destination while reinforcing broader economic and community goals.

Impact

A stronger narrative for a Napa Valley destination that aligns hospitality, agriculture, and long-term value — helping clarify the project’s public positioning, market differentiation, and strategic relevance.

Role: Early-stage visioning, program strategy, and development positioning.

Each engagement begins with a short introductory conversation to understand your project’s current stage and where focused early-stage thinking would add the most value.

Our Philosophy

We listen first. We understand deeply. Then we act with clarity.

Every great project begins with the right question — and a partner willing to ask it.

Most projects don’t fail in design — they fail in definition.

After decades of leading complex hospitality and mixed-use work globally, Bruce has seen a consistent pattern: projects lose clarity early, long before design begins. Competing inputs, unclear positioning, and premature execution dilute the original idea.

Vision Collective Studios was created to address that gap — bringing experienced leadership into the earliest phase to define the idea, align stakeholders, and establish a clear direction that design teams can build upon.

Bruce works as a practitioner within the collective — directly shaping vision, narrative, and strategy alongside collaborators selected specifically for each assignment.

Independent practitioners.
Unified by the assignment.

Vision Collective Studios is built as a curated working model, not a conventional staffing structure. Each engagement is led by a principal and supported by independent senior practitioners selected for relevance, judgment, and fit.

That means clients gain direct access to experienced collaborators without paying for unnecessary layers, fixed overhead, or generalized teams. The structure stays precise to the opportunity.

A new model for creative practice.

We are building a modern collaborative practice around flexibility, authorship, and impact — for practitioners who want to contribute meaningfully at the moment when ideas are still taking shape.

We are particularly interested in connecting with:
  • Senior architects and designers
  • Hospitality and experience strategists
  • Creative directors and storytellers
  • Visualization artists
  • Writers and concept developers
  • Development advisors

Our model values expertise, agility, and focused participation — bringing together the right collaborators for the right assignment, without forcing everyone into a conventional employment structure.

We are interested in connecting with experienced creatives who are excited by early-stage work and the kind of collaborative practice that produces ideas worth building.

Bring us in when the project
needs clarity.

We are most useful at the front end of an opportunity — when a site, idea, or development concept needs the vision that inspires and the strategic clarity that makes it executable.

We work with clients who understand that the earliest phase of a project is its most consequential — and who want a partner, not just a consultant, at that stage.

Typical engagements begin with an introductory call followed by a focused scope around vision, positioning, narrative, and early planning direction.
